Dubai Rental House Price Index - February 2022
In its second edition, the Dubai Rental Performance Index continue to give insights and transparency into the Dubai rental market. In February, we saw a total of 43,885 rental contracts of which 59 percent were new leases while 41 percent were renewals. In addition, of the total amount of rental leases, 76 percent were for annual contracts while 24 percent were for non-annual periods.
When compared to February 2021, we saw a 2.86 percent increase in total number of rental contracts and a 6.96 percent increase in annual leases. As things start to settle post-pandemic and with rental prices rising, we will most likely continue to see an increase in annual contracts vs non-annual contracts.
When we break down the rental contract data, as per property finder data we see 88.5 percent of the rental contracts were for apartments and 10.7 percent were for villa/townhouses. The most popular type of apartment rental contracts in February were for one-bedroom apartments followed by two-bedroom apartments. The most popular type of villa/townhouse rental contractswere for three bedrooms followed by four bedrooms.
Top Areas by Ejari Registrations
Top areas that saw the most rental transactions in February 2022 according to Ejari Registrations were Jabal Ali First with 1,600 registrations followed by Business Bay with 1,512 registrations. Al Warsan First (1,415), Marsa Dubai (1,288) and Nadd Hessa (1,214) were also part of the top 5 areas. These were followed by Al Barsha Fourth (1,196), Al Karama (1,127), Naif (991), Al Barsha First (977) and Al Nahda Second (974).
Top Areas by Residential Demand
According to proprietary Property Finder residential search data for rental searches on the platform in February 2022, Dubai Marina was the highest searched area. This was followed by Downtown Dubai, Business Bay, Jumeirah Village Circle and Palm Jumeirah. For Villas/Townhouse the searches in February for rental properties were dominated in Dubai Hills Estate, Jumeirah and The Springs. This was followed by Al Barsha, Arabian Ranches and Umm Suqeim.
For apartments, the highest searched areas were Dubai Marina followed by Downtown Dubai, Business Bay, Jumeirah Village Circle and Jumeirah Lake Towers.
